Dunkin' Donuts/Baskin Robbins: Cincinnati Ohio

Project Description:
New 2 story building with Dunkin Donuts / Baskin Robbins on the first floor and office space on the second floor. This project incorporates the newly released 2015 Dunkin Donuts design with a brick and eifs building that resembles the surrounding neighborhood and gives the building a "downtown" feel. Carefully chosen exterior and interior materials along with subtle but intricate details makes this building stand out from all points of view.

Service Provided to the Client:
We designed the second floor as a tenant space for the client. We also designed the project to get the "downtown" aesthetic look that the client desired. We represented the client is discussions with the city over a cross access issue with the neighboring McDonald's.

Unique Design Solutions:
We used thin brick on the exterior of the building instead of standard brick to cut down costs and provide more insulation for the building. Since we were not allowed cross access with the McDonald's, we had to redesign the site to allow the drive-thru operation to take place exclusively on the Dunkin Donut's property. Specific drive-thru circulation and site grading were required to achieve this function.
